  • Bulk excavation completed; basement retention works successfully achieved and inspected with Regulation 126 compliance issued by consultants.
  • Project health: Progressing with proactive risk management.

Contracts & Key Trades

  • Retention: Gudbuilt Civil – ~98% complete.
  • Vertical transportation: Direct Lifts – shop drawings approved; lifts in manufacture. Estimated delivery: June 2026.
  • Hydraulics & Civil Drainage: Time Plumbing – underground works targeted for completion by 21 January 2026.
  • Mechanical: D and B Mechanical Services – recommended for award.
  • Electrical: Rajah Electrics – recommended for award.
  • Dincel walls: Davmar TRT Contractors – recommended for award.
  • Reinforced blockwork: JOYA – in negotiation (labour only).
  • Scaffolding: Scaffright – in negotiation for lump-sum across project duration.

Construction Program (Dec 2025 – 15 Feb 2026)

  • Civil drainage, underground tanks & detailed excavation
  • Lift pit construction, foundations & columns
  • Partial scaffolding to stairs area
  • Dincel wall shop drawings, installation & concreting
  • Slab on ground; formwork for suspended ground floor slab

OH&S: No safety issues recorded this period; regular toolbox meetings ongoing. QA: No non-compliances reported.

Community & Stakeholder Engagement

The team continued proactive engagement with neighbours, local groups and authorities. Roads and footpaths were kept clean during bulk excavation; nature strips upgraded; stormwater controls implemented to Victorian standards. Regular conversations with Conyer Street community, childcare operators and local businesses have helped maintain trust and collaboration.

Financial Snapshot

  • Target budget: $5.2M (ex GST)
  • Current expected over-run: ~$150k (ex GST)
  • Procurement gains to date: ~$120k (ex GST)
  • Potential variations identified: ~$150k (approx.)

Upcoming cashflow (indicative): Dec–May ranges from ~$90k to ~$520k per month, reflecting transition into services and superstructure works.

What’s Next

  • Commence post-tensioned slab works mid-January 2026.
  • Finalize awards for mechanical, electrical, Dincel walls, blockwork and scaffolding.
  • Continue coordination across design disciplines and maintain community updates.
